REAL ESTATE AFFILIATE BROKER<br><br> Engaged under contract by or on behalf of a licensed broker and, for expected profit, and solicits or negotiates listing, sale, purchase, exchange, lease, option to buy, sell, rent or exchange any real estate, collect rent, or auction real estate. May be employed by owners at a salary or for other compensation to sell real estate . May promote sale of real estate through publications or for profit. May study property listings to become familiar with properties for sale, accompany clients to sites, draw up contracts and negotiate loans. <br><br>REQUIREMENTS: <br>At least 18 years old, a resident of the state for at least 45 days, good reputation for honesty, trustworthiness, and integrity, and competent to transact the business of affiliate broker, and satisfy education and examination requirements.<br><br> EDUCATIONAL REQUIREMENTS: <br>60 classroom hours in a pre-licensing covering basic principles of real estate at an institution approved by the commission. A 30-hour course for new affiliates must be completed within the first year of licensure. <br><br>EXAMINATION REQUIREMENTS:<br> Examination covering business ethics, composition, arithmetic, elementary principles of land economics and appraisal, closing statements, general knowledge of the statutes of Tennessee relating to deeds, mortgages, trust deeds, contracts of sale, leases and other related matters, and the Tennessee Real Estate Broker License Act of 1973. (Exemption from the uniform principles portion allowed for agents in other states passing certain recognized examinations.) <br><br>CONTINUING EDUCATION REQUIREMENTS:<br> Completion of 16 classroom hours in real estate courses at an institution approved by the commission every two years. <br><br>RENEWAL: shville, Tennessee
