TENNESSEE HOME INSPECTOR LICENSING PROGRAM <br><br>Home inspectors conduct inspections on residential properties to check for compliance and assess if there are hazards or structural defects. This entails examining both the interior and exterior of the property, including infrastructure, electrical and plumbing systems, and water quality.<br>REQUIREMENTS:<br> Is at least eighteen (18) years of age. Has successfully completed ninety (90) hours of commissioner-approved training program on home inspections and the preparation of home inspection reports. Has passed the state-selected National Home Inspector Examination (NHIE). Has General Liability insurance - must include minimum of $500,000 policy coverage, valid policy number (TBA not accepted), effective coverage dates. Has Errors and Omissions (E&O) insurance. There are no minimum limits specified in the statute; you may set your own policy limits. Must include valid policy number (TBA not accepted) and effective coverage dates. Also be sure that the insurance provider notes the TN Home Inspector Licensing Program 500 James Robertson Parkway Nashville, TN 37243 as the Certificate Holder.<br><br>EDUCATIONAL REQUIREMENTS:<br> High school graduate or earned a general education development (GED) certificate. Completion of ninety (90) hours of commissioner-approved training program on home inspections and the preparation of home inspection reports. <br><br>EXAMINATION REQUIREMENTS:<br> Take and pass the National Home Inspector Examination. The National Home Inspector Examination contains 200 multiple-choice questions. You are given four hours to complete the exam.<br><br>CONTINUING EDUCATION REQUIREMENTS:<br> Home Inspectors must complete thirty-two hours of commissioner-approved continuing education before a license can be renewed. <br><br>RENEWAL:<br> Licenses are valid for two (2) years from the date of their issuance. Renewal notices are mailed 60 days prior to the date of expiration.
